With the mantra: “Health is housing; housing is health,” Sol on Park, the winning proposal for HPD and NYCHA’s Senior’s First Morris Houses RFP, was designed as a model for healthy and sustainable living. The team’s established goals are to achieve LEED Platinum v4 Multifamily Midrise, ENERGY STAR Multifamily New Construction (ESMFNC) certification, and Fitwell Level-3 certification. The development, which will bring 195 units of affordable, senior housing to the Bronx, will also house important community facilities including a Federally Qualified Health Center, a SUNY sponsored educational opportunity center, and an urban agriculture center. In doing so, it will enhance and support the neighborhood and demonstrate how integrative and sustainable architecture can achieve superior resource efficiency and promote resident physical and mental health.

Sol on Park’s angled orientation that facilitates better exposures, views, and natural ventilation, as well as cascading roof terraces and gardens, a large pedestrian plaza, two floors of community spaces and programs, and ample opportunities for access to the outdoors. The urban design and planning approach also looks to long-term socio-economic and cultural sustainability through sound strategies and best practices including an emphasis on participatory design, inclusive circulation and access, and contextual integration into the broader community.

The roof terraces on the 7th, 8th, and 9th floors will each have their own program and the design aims to increase the health, well-being, and social connectivity of the residents. Each of the terraces will include seating for individuals and groups and have a walking loop.
