Making use of the city's Zoning for Quality and Affordability regulations allowed for the development of this new affordable senior housing on the parking lot of an existing affordable senior building. Sebco Seniors will provide 134 affordable apartments - 133 (mix of studios and 1BR's for seniors) and one 2BR Supers unit. 

Amenities include a ground floor common room, lounge, exercise room, and large rear yard shared with the existing senior housing, creating a physical connection between the two buildings owned by the same client. There are also lounges on typical residential floors, and on the 8th floor, a laundry room with an outdoor terrace.

The 106,690 SF, 10 story structure will incorporate a variety of sustainability measures including VRF, Centralized ERV, near passive house level air sealing, and a 48kw Solar PV canopy trellis. While not required, it will also have a backup generator. 

The development has received funding from HFA (4% Bonds, LIHTCs, subsidy through the SENR program and HPD (SARA program).
