West Bushwick Rezoning was initiated after the completion of nearby projects Rheingold gardens and Rheingold Heights. This plan addressed sites on multiple city blocks in the West Bushwick neighborhood of Brooklyn, a part of New York City that was ripe for residential development and has continued to be a focus of developers’ interests.
Magnusson Architecture and Planning, PC (MAP) assisted the property owners in rezoning West Bushwick from M-Manufacturing zone to R-7 Residential with a commercial overlay, where appropriate. MAP, working closely with the Brooklyn City Planning Office, successfully proceeded though the City’s ULURP process which was dependent upon the strengths of the proposed urban design.
The rezoning involved planning studies, analyzing various types and density of housing that would be compatible and appropriate within the surrounding neighborhood and an overall urban design plan for the ten block area. The result identified the best land use for the residents of Bushwick.
