Spring Valley Senior Housing is a mixed-use development with 53 affordable one and two-bedroom apartments and approximately 11,000 square feet of ground floor retail space. Located in the Village of Spring Valley, in Rockland County, the project is designed to maintain the scale and massing of a traditional ‘Main Street’ and to contribute to a revitalized and pedestrian friendly environment in the downtown area. Because of the sloping site, the building has a two-story residential lobby, with an open public stair connecting the east entrance on Main Street to the community room, outdoor terrace and parking level which are a full story higher on the west side of the site.
The building includes 3 full stories and a partial 4th story set back from North Main Street. The street facades along Main Street and Grove Street are primarily brick, in three contrasting colors, with cast stone trim and double hung wood windows with insulating glass. Rear, side and setback facades are a combination of brick and fiber cement siding.
Partially funded by the Department of Housing and Community Renewal (DHCR) the project complies with the agency’s Green Initiative by exceeding the energy efficiency requirements of the New York State Energy Code by 30%. It incorporates a high-efficiency central heating and cooling system, with insulated exterior walls and windows far above current industry standards.
