Spring Valley Family Apartments is a mixed-use development with 55 units of affordable family housing and approximately 7,000 square feet of retail space. This building sits directly across Main Street from the senior apartment building completed a year earlier and has a complementary façade of multi-color brick and fiber cement siding. Together the two projects form a new pedestrian-friendly gateway to the main commercial district of the historic Village of Spring Valley, and will bring increased residential and retail activity to the community.
The building includes one-, two- and three-bedroom rental units for low-income households and has views west to Main Street and east to Pascack Lake and Veterans’ Memorial Park. Residents also have access to common areas including a landscaped outdoor terrace, a two-level residential lobby, a community room, laundry facilities and a rear parking area.
Because the lower portion of the sloping site is below the 100-year flood plain of Pascack Brook to the east, the building foundations and crawl space were designed with special louvers for high water events, reducing any impact on surrounding areas.
