Located in Far Rockaway, RadRoc is a 245,000 sf, two-building, mixed-used, multifamily residential project, which will deliver over 250 units of affordable housing. The project is being developed on an unutilized brownfield site within the new Special Downtown Far Rockaway District. This zoning framework, created in 2017, is a comprehensive plan that aims to revitalize the area by strengthening the commercial activities and encouraging a diverse mix of uses, while taking advantage of vacant and underutilized sites near the mass transit zone.
Beach 19th comprises 173 residential units with a commercial space that occupies most of the ground floor. The design maximizes zoning bulk through an irregular floorplate and the use of dormers along Cornaga Avenue and Beach 19th Street. Locating the residential lobby and circulation core at the corner of the site gives the entrance prominence along the streetscape, demarcates the intersection of the two streets and helps break the mass of the building into two separate volumes. Large south facing windows along this vertical line will bring generous amounts of natural lighting into the building’s main corridors. This orientation will also offer views from a 10th floor roof deck of the Far Rockaway community and Atlantic Ocean in the distance. Ample space for indoor and outdoor recreation will also be provided across the building.
Beach 20th, is designed to be built using structural steel framed modular construction. Comprising 80 units, this development, featured in a 2018 NY Times article, uses an advanced and complex building fabrication process, which combines a prefabricated unitized metal panel system that will be assembled onto a metal chassis structural system and fitted out at Full Stack Modular in the Brooklyn Navy Yards. The modular construction process will speed construction while cutting various costs associated with inefficiencies and undesirable environmental factors attributed to traditional construction methods, while maintaining the level of quality required for the future tenants.
