Plaza de los Angeles
These 3-family homes were built under the New York City Housing Partnership program and were sponsored by the Department of Housing Preservation and Development. Nos Quedamos, a non-profit community organization, and Procida Realty & Construction Corp., a Bronx-based builder/developer directed the development of these 35 new three-family homes on four sites in the Melrose Commons section of the Bronx.
The four sites, totaling 100,000 square feet are located on the east and west sides of Elton Avenue between East 156th and East 159th Street. The buildings are four-story, brick-clad, block and plank construction. The owner’s unit is a duplex on the first and second floors, with two rental units, one on the third floor and one on the fourth floor. Taking advantage of the slope on the sites – the high point is along Elton Avenue sloping down on both the east and west sides of the avenue – the buildings have a three story presence along the avenue, with the lowest level of the buildings opening onto the yards and parking in the rear.
The architecture of the buildings was developed through an ongoing design process with Nos Quedamos, filtered through the development experience of Procida Construction. These buildings, completed in September 2000, were designed to reflect the more traditional buildings in the community, yet, as one of the first development projects in Melrose Commons, create a new context for future development.
