Parkview III is a new construction townhouse development in the Melrose Commons Urban Renewal Area in the Bronx. Located on East 160th Street, it is the third in a series of buildings on the same block, sited between Elton Avenue and Melrose Avenue which have a similar design language. Parkview III is comprised of 4 three-family townhouses, built through the New York City Department of Housing Preservation and Development’s New Foundations program, and meant for home ownership. In order to make ownership of these homes more affordable, there are two rental units in each building.
The owner’s 3-bedroom duplex unit is located on the first floor, with two bedrooms on the second floor. The remainder of the second floor is designated for a studio apartment while the third floor houses a floor-through, two-bedroom apartment. The owner’s unit also has access to an unfinished basement, as well as a landscaped rear yard.
Because Parkview III is the third in a series of Magnusson Architecture and Planning, PC projects on the same block, its design is in conversation with the neighboring two projects. Much like on the Parkview I and II projects, special pre-cast stone medallions featuring a unique leaf design-the other Parkview buildings have tree and flower medallions, respectively are used to highlight design details and express the natural theme of the projects.
