Park West Apartments
Park West Apartments, a new mixed-use development, will be located along Westchester Avenue in the Bronx and the IRT No. 6 subway line. Comprised of 134 studio, one- and two-bedroom units, this 7-story building will also include 13,500 square feet of ground floor retail space, 800 square feet of community facility space and 89 off-street parking spaces.
This distribution of apartments reflects the demand for affordable rental housing for young couples and families within the Parkchester community, based on information from the Community Board and waiting lists for recent multifamily projects in the area. All units will be marketed to low- and moderate-income families. Amenities will include a laundry room, tenant outdoor space, tenant storage area and video camera security systems.
Commercial parking entrance, which must be located on Westchester Avenue due to zoning regulations, becomes a break point of the long building mass. The design takes this opportunity to create two building masses of different proportions to echo dynamic movements of the fast evolving neighborhood fabric as well as the elevated train. Westchester Avenue façade is further articulated with cast stone, brick and EIFS.
Park West Apartments will meet Enterprise Green Communities criteria and NYSERDA EnergyStar Multi-Family High-Rise guildelines.
