Located at 1070 Anderson Avenue in the Highbridge section of Bronx, this Art Deco inspired, 8-story, 46,385 square foot supportive housing development contains 11 studio apartments, 7 one-bedroom apartments, 22 two-bedroom apartments and 1 three-bedroom apartment (Super’s apartment), totaling 41 residential units.
The ground floor lobby features an unobstructed view of the landscaped courtyard. In order to promote a sense of security, the courtyard was designed without any hidden corners. It also houses a variety of plants and shrubs native to the New York area.
Upon completion, the site will feature other numerous green initiatives, including green roofs on the 7th and 8th Floors’ setbacks, a generous fenestration to maximize daylight within the corridors, a high-efficiency boiler on the roof, low-E fiberglass Energy Star windows, continuous exterior insulation, low or no VOC paints, primers and caulks, water saver faucets and shower heads, Dual Flush toilets, CFL lamps throughout, and Kone Ecospec elevators.
This project applied for the NYSERDA Multifamily Building Performance Program for New Construction, incorporating at least 20% energy reduction and energy efficiency options into the building’s overall design in order to fulfill the ENERGY STAR guidelines.
