The Mill at Middletown

Location: Middletown, NY

Client: Mill Street Partners

Type: Affordable Housing & Retail
with Job Training Program

Size: 49,000 SF

Units: 42

Closed and abandoned for over 40 years, it was part of the thriving manufacturing industry in Middletown. The masonry shell was warped and bowed when purchased.

The existing 3 story masonry and brick mill building was transformed into an affordable rental apartment building with commercial space on the ground floor for Fresh Start Cafe, and a culinary arts job training program. A 4-story addition is attached by a series of transparent glass hallways. A one-story brick annex building was re-purposed into a community space with a pantry and tenant storage space. The project qualified for the NYSERDA MPP Program.
