In response to a Request For Proposals sponsored by NYC HPD and NYCHA, Magnusson Architecture and Planning developed both the architectural unit types and the new master plan for Markham Gardens, which integrates 300 units of new construction into the existing fabric of Richmond Terrace in Staten Island.
The site planning strategy structures the site into four quadrants with both north/south and east/west pedestrian connections. The core of the site is anchored by a significant new open space that serves as the town square and the former power plant adapted and reused as a new community center. The two-family houses are located along the site's perimeter in a way that is in scale with the existing ownership homes. Each quadrant has separate on-site parking lots. By limiting on-site parking to the quadrants, no vehicle will cross either of the newly created pedestrian pathways.
Each building will be 3 stories with the third floor captured in the animated gable roofs. The exterior façade of the houses will be a combination of brick and stucco. The project has a target to achieve a LEED® Silver rating.
