In response to a Request for Proposals put forth by The New York City Economic Development Corporation, Magnusson Architecture and Planning developed a strategic site plan, underground parking for 400 vehicles, 546,000 square feet of retail space on two floors, and 188 units of market-rate and affordable housing in mid-rise and high-rise structures. The site is strategically situated at the confluence of Upper Broadway, The Major Deegan Expressway, 230th Street and 231st Street with direct access to the 1/9 Subway line.
Intended as an exemplary project demonstrating the best practices in sustainable design, the goal is to achieve a silver LEED rating employing a host of heat recovery, geothermal, cogeneration and waste water treatment strategies.
As a model for new mixed-use developments, this project will bring a new residential population to the area and contribute lively retail shopping to an area that is emerging as a viable commercial district. The center will incorporate important public open space in the form of indoor and outdoor spaces that will create a distinctive sense of place.
