Located on the east side of Route 45 in Rockland County, New York, Spring Valley Site 4 is a 72-unit mixed- use, multi-family housing development in the Village of Spring Valley Urban Renewal Area. The immediate context of the site deeply influenced the urban design strategy, resulting in a scale and treatment that recalls a traditional American ‘Main Street.’
This traditional character is achieved with the use of decorative molded cornices framing projecting bays and cast stone surrounds on street level storefronts. The site features a public plaza at the northern end, creating a view corridor between Main Street and Veteran’s Memorial Park Drive. Another important design feature is the tower at the intersection between Main Street and Dr. Berg Street, which functions as a visual anchor and accentuates the corner while reinforcing the urban design scheme.
The apartment building will rise 4-stories and contain 1- and 2-bedroom simplex and 2- and 3-bedroom duplex rental units for households of low income. For residents’ use there will be common areas including a residential lobby, community rooms and laundry facilities.
