The Aspen, located on the Upper East Side of Manhattan, is a 7-story, 232-unit, mixed-use, mixed-income apartment building. 80% of the building’s units are designated market-rate, while the other 20% are designed to be affordable to families making up to 60% Area Median Income (AMI). The mixed-income nature of the building helps to assure its financial success: market rate units provide a maximum return on development, while affordable units are eligible for government subsidies. The common areas of the building—which includes ground-floor retail space, parking, a courtyard, and laundry and gym facilities—are designed to market-rate standards, while market-rate units feature upgrades over their affordable counterparts, such as porcelain tile and granite countertops, as well as private terraces.
